When Incidents Arise from Everyday Habits

In the early morning of May 14, a fire broke out at a supermarket located on the ground floor of the Vinh Phuc residential complex in Ngoc Ha Ward, Hanoi, causing concern among local residents. Earlier, another fire at an apartment on the 16th floor of a residential tower on Nguyen Huu Canh Street in Ho Chi Minh City forced hundreds of residents to evacuate urgently. Fortunately, both incidents were brought under control promptly, resulting in no significant casualties.

According to experts, most residential fires today stem from familiar causes associated with daily living, such as electrical short circuits, overloaded electrical systems, or the careless charging of electronic devices on sofas, mattresses, or in enclosed spaces for extended periods.

Mr. Vu Cong Hoi, Director of the Technical Division at TN Property Management (TNPM), believes that ensuring safety in residential developments requires two critical factors to work in parallel: residents’ awareness and a fire protection system that remains fully operational at all times.

“Residents’ awareness plays a crucial role. Many incidents originate from habits such as leaving devices charging overnight, placing heat-generating equipment on flammable materials, or operating multiple high-power appliances simultaneously,” Mr. Hoi explained.

According to him, in addition to public awareness campaigns conducted by authorities, regular reminders and guidance from property management teams are essential in fostering safe living habits within residential communities.

 

Fire protection systems must be inspected regularly to ensure operational readiness.

Alongside the human factor, fire protection systems must be maintained in a constant state of readiness through routine inspections, maintenance, and equipment replacement. In reality, components can deteriorate over time, with valves becoming stuck, pumps failing to operate, or smoke detectors accumulating dust and triggering false alarms if not inspected regularly.

“Fire protection systems spend most of their time in standby mode, yet they cannot afford a single failure when an emergency occurs,” Mr. Hoi emphasized.

In his view, the greatest risk is not necessarily the occurrence of a fire itself, but rather a situation where the fire protection system fails to function properly or residents lack the skills to respond effectively during the initial stages of an incident.
